How much does a home here cost?+
From RM2.2 million, running to about RM6.04 million depending on type and level. Built-ups span 1,033 – 3,670 sq ft across 2, 3 and 4-bedroom layouts. Ask for the current unit list — availability and pricing move.
What is the price per square foot?+
Roughly RM1,650 to RM2,130, derived from the published price range across the four built-up sizes. Larger homes carry the lower rate per square foot; the entry two-bedroom carries the highest.
How does that compare with the completed towers on the same road?+
It lands inside the branded band rather than above it. The completed Marriott Residences transacts at a median near RM2,112 per square foot on the secondary market, while completed unbranded stock nearby sits closer to RM1,115. What sizes and layouts are available?+
Four types: Type C at 1,033 sq ft (2 bed, 2 bath), Type B at 1,324 sq ft (3 bed, 2 bath), Type A at 1,604 sq ft (3 bed, 3 bath), and Type D at 3,670 sq ft (4 bed, 5 bath).
Is it freehold?+
Yes — freehold residential title, not leasehold and not commercial title. That is unusual for seafront stock on this stretch of coast.
Can foreigners buy?+
Yes. Penang sets a minimum price a foreign buyer may purchase at, and every home here is above it. The rules and the state consent process are revised from time to time, so confirm the current position with us and with your own solicitor before committing.
Can a foreign buyer get financing in Malaysia?+
Usually, though at a lower margin of finance than a citizen would be offered, and not every bank lends to non-residents on under-construction property. Ask and we will point you at the lenders currently active on this project.
When does it complete?+
Completion is expected in 2030. Construction timelines are set by the developer and can move; confirm the current schedule before committing.
Who is the developer?+
Macrovest Sdn. Bhd. (VST Group), with five-star hospitality provided under an international hotel operator.
How many homes are there, and how dense is each floor?+
498 homes across 69 storeys — just 9 to a floor, served by 12 high-speed lifts. That density is unusually low for a tower of this height.
Which levels does each type sit on?+
Homes run in four bands — levels 12–20, 21–32, 33–48 and 49–66 — and the plan for a given type changes between the lower and upper bands. The floor-plans page shows both versions of each type, plus the whole-floor stacking plans.
What is included in the furnishing package?+
Ducted air-conditioning, fully equipped kitchen, timber flooring, digital lockset.
How many car parks come with each home?+
2 bays per home.
Is there a hotel in the development?+
Yes — an adjoining 28-storey international five-star hotel. The residential tower is residential floors throughout, so hotel traffic does not run through the residents’ lobbies, while the service and concierge remain available.
What are the monthly maintenance charges?+
Not published yet. Maintenance and sinking fund are charged per square foot and are set closer to completion, so any figure quoted today is an estimate rather than a commitment. Ask and we will send the developer’s current indication in writing, marked as indicative.
Which homes face the sea?+
Orientation varies by unit number and band rather than by type, so the answer depends on the specific unit. Tell us which type you are weighing up and we will send the stack chart showing exactly which units face the bay and which face the city.
Is there a show unit I can visit?+
Viewings are by appointment. Message us with the type you want to see and a couple of times that suit, and we will arrange it — and confirm beforehand what is actually built out to walk through, because a tower at this stage will not have every type on display and it is worth knowing before you travel.
What are the next steps if I want to proceed?+
A booking form and a deposit reserve a specific unit, after which the sale and purchase agreement is issued and your solicitor takes over. Before any of that, ask for the current unit list — there is no point choosing a home that has already gone.
